Syndication Bee is the multifamily syndication arm of purpose-driven apartment complex investor Steve Kazella, founder of Pensacola, Florida-based K2 Multifamily Investors LLC.
Steve is a multifamily investor and syndicator of mid-sized apartment complexes for our Limited Partners (LPs) seeking passive multifamily investment opportunities in value-add apartment complexes in the Sun Belt states for Stability, Safety, and Calculated Returns in Class B and C Apartment Complexes.
We bring together wireless telecommunication infrastructure professionals and like-minded accredited investors to pool capital for strategic multifamily apartment complex acquisitions. Our conservative acquisition approach aims to deliver consistent cash flow, strong equity growth, and long-term stability with an emphasis on safety and disciplined execution. We identify and acquire undervalued multifamily assets, perform light refurbishment to force appreciation and deliver consistent value to our passive investor LPs.
Steve's Core Values and Mission
Honesty and integrity are the driving force behind Steve's career, summarized in a quote from friend and former colleague, Habitat for Humanity International Founder and former CEO Millard Fuller, "People deserve a simple, decent place to live."
Our mission is straightforward: to leverage pooled capital and expertise to acquire, improve, stabilize and operate profitable multifamily apartment complexes — delivering reliable passive income, forced appreciation, and healthy returns while preserving LPs capital and long-term value. And giving our tenants a quality place to call home.

Simply put, it's much safer than investing in wireless infrastructure. From the hundreds cell tower clients with large commercial real estate portfolios we’ve helped over the years who were seasoned commercial real estate professionals, most had one thing in common, they wanted to know about the future viability and or volatility of the cell tower lease asset as the site matures on their commercial property.
Additionally, Steve has seen how wireless industry consolidation through mergers has impacted industry professionals in the past two decades and I see the writing on the wall in the cell tower infrastructure industry as I anticipate how technology advances will shape the direction of the industry and impact landlords and industry professionals alike.
I chose the multifamily asset class as my investment vehicle of choice for diversification and stability, and I now lead multifamily real estate syndications that unite seasoned wireless industry professionals with sophisticated investors to pool capital in order to acquire these assets significantly more stable assets and enjoy their benefits.

Global Housing Advocate
After graduating college, Steve teamed up with President Jimmy Carter and Habitat for Humanity’s CEO Millard Fuller to re-launch Hungary’s first Habitat affiliate. Steve spearheaded the land acquisition and family selection process for the 1996 Carter Project "Blitz Build" in Vác, Hungary, building 10 homes in 7 days with 500 volunteers.
Steve 's Local Vision & Global Impact
Still, some of the most exciting times of Steve's career were sitting in conference rooms in 1995 in Americus, Georgia with Millard Fuller, President Carter and other Habitat Executives as a 26-year old giving insights to Habitat leadership and a former U.S. President on the day to day operations in Hungary, planning of the upcoming build, and laying out future plans for the Hungarian affiliate after the 500 American volunteers returned to the United States. Thirty years later, Habitat is thriving in Hungary, and has built over 150 homes, renovated nearly 800 dwellings, offered technical counseling to 700 families, and provided household management and training programs to 1,100 people, impacting 2,700 families overall in Hungary.
